First – lets define a Professional Land Surveyor – any person licensed under the laws of the State of Illinois to pratice land surveying as defined by the Land Surveyors Act of 1989.
So – what is land surveying? Any one of, or a combination of the following: Establishing or re-establishing, locating, defining, and making or monumenting land boundaries and the platting of land and subdivisions. Preparing legal descriptions for the determination of title rights to any portion or volume of the earth’s surface. Labeling, designating, naming or otherwise identifying legal lines or land title lines of the United States Rectangular System.
An ALTA/ACSM land title survey is a specialized survey that meets the specific needs peculiar to title insurance purposes, to enable title insurance companies to insure title to land without exceptions as to survey matters. Minimum Standards are set by surveying organizations and must be adhered to by the surveyor. Options for items not required in the Minimum Standards are given to the client, when hiring a land surveyor, through Table “A” in the ALTA Standards.
A Boundary Survey is a land survey that requires study, investigation and evaluation of the major factors affecting and influencing the location of the boundary lines and parcel corners, according to the record title description (legal description) of the parcel or parent tract. This description is typically provided by the client but can be obtained through other means. The surveyor is obligated to discuss the special needs for the survey with each client.
The delineation of horizontal and/or vertical locations of the existing natural or man-made features that exist on the parcel at the time the survey is made. The graphic representation (drawing) will show all features and lines of elevation (contours) that were surveyed on the parcel.
The delineation of individual ownership through vertical and horizontal datum. Also indicated will be those areas owned by the association or building management.
